Along with the extensive growth of the Phoenix AZ/ Scottsdale AZ/ Mesa AZ/ Tempe AZ/ Chandler AZ/ Glendale AZ/ metropolitan area over recent years, has come the "demand" of the supply & demand equation. While the Valley of the Sun still offers the most affordable housing in the top 10 metropolitan markets in the country, there have been upward pressures on the prices. Since the price for a particular unit depends on area, amenities, size, etc..., these ranges are somewhat broad.

Below is a range of prices for the various types of apartment units, by area, in the valley. Since Apartment Finders represents approximately 250,000 units throughout the valley, it is a fair overview of the general market.

  • Lease terms- Normally apartments require a 6, 9 or 12 month lease
  • Winter visitor units - These are typically fully furnished accommodations with homemaker packages (television, pots & pans, linens, utilities paid, phone, etc.). The season runs from December 1 through April 15. These units are limited and range from $100 to $375 per day, depending on the length of stay, size, location and type of unit.
  • Corporate units - Similar to winter units, but less expensive from April 1 through November 30.
  • Furniture - Except for the fully furnished corporate and winter visitor units, very few units are leased with furniture. We have access to several furniture companies who will help solve the problem.
  • Utilities paid - The tenant pays their own electricity and/or gas in the vast majority of cases. A very small number of units include all utilities and they are typically older properties.
  • Deposits - Usually the apartment communities require a security deposit (refundable) and a redecorating/cleaning/administrative fee (non-refundable). These deposits vary depending on the size of the unit, the property and the credit of the tenant. Security deposits, (refundable), range between " $100 and a full month's rent". Admin fees range "between $100 and $300".   Pet deposits and fees will range from $300 to $800 of which a portion may be refundable.
