The Service of Apartment Finders is a source of advertising which is guaranteed to bring you prospective residents. Unlike other forms of advertising, there is no cost to you unless a rental is secured through our services. Our agents are licensed, trained and experienced in the greater Phoenix rental market. The procedures we follow to assist you in securing residents include:

  1. We prescreen and interview prospective residents in our office to insure that your tenant profile is met.
  2. We pre-sell your property by providing the prospect with prices, deposits, amenities, and any restrictions such as pets, etc.
  3. The members of our staff will tour your property and will be well versed in the surrounding area, lifestyle and features.
  4. Those who are still prospects for your properties will then be pre-registered with your manager and escorted to your property by our agents whenever possible.
  5. If the prospective resident(s) like your property, pass your screening process and take a unit, then and only then, will there be a referral fee due Apartment Finders.

We will save you time and reduce your vacancies by referring only qualified prospects to your property; however, you lease to only those prospective residents that meet your resident profile. Apartment Finders referrals shall receive the same concessions, discounts, or other inducements as would any other prospective resident.

Our referral fee is a one time charge of 50% of a full months rent, whether furnished, unfurnished, with or without utilities. If a prospect is further referred to another property either owned, managed, or controlled by your company, the above fee applies as well. When a resident signs a lease for at least ninety (90) days and stays less than ninety (90) days, you must contact our Corporate Office within fourteen (14) days of the move out to qualify for a prorated credit of our commission based on ninety (90) day guarantee of stay.

When a resident will be staying less than six (6) months, the commission will be fifteen percent (15%) of each month’s rent for the length of residency up to four (4) months.

IF, AT ANY TIME, THE PROPERTY IS SOLD, YOUR COMPANY NO LONGER MANAGES THE PROPERTY OR OUR SERVICES PROVE TEMPORARILY UNNECESSARY, WE MUST BE NOTIFIED IN WRITING, TO THAT EFFECT. OUR SERVICES WILL DISCONTINUE UPON RECEIPT OF THIS WRITTEN NOTICE. ANY REFERRALS, HOWEVER, MADE BY US UP TO THE TIME OF THE RECEIPT OF WRITTEN NOTICE WILL BE PAID BY THE PRESENT MANAGEMENT COMPANY AND/OR PROPERTY OWNER.

If action is instituted to enforce this agreement, the prevailing party shall receive reasonable attorney fees as fixed by the court. This agreement may be canceled, by either party, upon receipt of a thirty (30) day notice.

I agree to the terms and conditions set forth in this agreement and I agree to pay Apartment Finders, under the terms of this agreement, for all services provided to the properties listed above and all properties listed subsequent hereto. I represent that I have the authority to execute this listing on behalf of the owner, management company, and/or agent thereof.
