Arizona Military Orders Enable Soldiers to Break their Lease

According to Arizona Revised Statutes 33-1413, A landlord shall not prohibit a tenant who is a member of the armed forces of the United States from terminating a rental agreement with less than two weeks' notice to the landlord if he receives reassignment orders which do not allow such prior notification.

Security Deposits for Apartments in Arizona

As referenced in Arizona Revised Statutes 33-1431, A landlord shall not demand or receive as security, however denominated, prepaid rent in an amount or value in excess of two months' rent. This subsection does not prohibit a tenant from voluntarily paying more than two months' rent in advance.

The landlord shall pay not less than five per cent annual interest on any damage, security, cleaning or landscaping deposit required by a landlord of a tenant. The landlord shall either pay the interest annually or compound the interest annually.

Upon termination of the tenancy, any security deposit, less any accrued rent and damages, if applicable, shall be returned to the tenant within fourteen days. The security deposit may be applied to the payment of accrued rent and the amount of damages which the landlord has suffered by reason of the tenant's noncompliance with section 33-1451 if it is itemized by the landlord in a written notice delivered to the tenant together with the amount due within fourteen days of termination of the tenancy and delivery of possession by the tenant.

If the landlord fails to comply with subsections B and C of this section the tenant may recover the property and money due the tenant together with damages in an amount equal to twice the amount wrongfully withheld.

This section does not preclude the landlord or tenant from recovering other damages to which he may be entitled under this chapter.

The holder of the landlord's interest in the premises at the time of the termination of the tenancy is bound by this section.

The amount of any security deposit shall not be changed after the tenant executes the initial rental agreement.

Apartment Vacancies highest they have been in 30 years

According to the Phoenix Biz Journal, apartment vacancies are the highest they have been in 30 years. As a result, there is much less building occurring which results in less construction jobs. Although, according to the Associated General Contractors, construction jobs are still being lost on a monthly basis, it seems the losses are slowing when compared to last year. This may be good news for current apartment homes in Arizona because less building means less competition. As for now, I suspect the apartment management firms will continue to offer great specials and lower rents until the occupancy levels increase. Apartment Finders Donates Turkeys for Thanksgiving


Apartment Finders, established in Arizona in 1981, has been giving back to the local community for over 28 years. Apartment Finders has made sizeable contributions to the Phoenix Children's Hospital in the past and one year ago decided to start its own community acton program called Apartment Finders Family. Renting a House Versus an Apartment?

With the economy still a bit shaky it seems that renters are not sure whether or not they should move from their current home. Moving is tough and nobody likes to do it, but if it saves you hundreds of dollars and free months worth of rent, isn't it worth the hassel? I think so. Now, the only decision is whether to rent a home or an apartment? Right now there is no stability no matter which way you turn.
