Apartment Vacancies highest they have been in 30 years

According to the Phoenix Biz Journal, apartment vacancies are the highest they have been in 30 years. As a result, there is much less building occurring which results in less construction jobs. Although, according to the Associated General Contractors, construction jobs are still being lost on a monthly basis, it seems the losses are slowing when compared to last year. This may be good news for current apartment homes in Arizona because less building means less competition. As for now, I suspect the apartment management firms will continue to offer great specials and lower rents until the occupancy levels increase. We are seeing concessions remain ver high. I'm wondering where people whom used to occupy these units are now living? Have they moved out of state or are people moving in with family/friends?

I think the vacancies are a result of three things:
1) Job loss - if there are no jobs in Arizona then people will leave the state to find one
2) Co-habitation - couples that once lived apart are now living together to save money and kids are moving back in with their folks or visa versa.
3) Over saturation - there was too much building by both multi-family developers as well as single family homes. More inventory means more vacancies.
